I grew up in Moyock, and I've spent most of my career working the counties east of I-95 that get skipped over in most real estate coverage — Currituck, Camden, Pasquotank, Chowan, Bertie, and Martin. Washington County sits squarely in that territory, on the Roanoke River where it meets the Albemarle Sound, and it's exactly the kind of market I know best: small, rural, thinly traded, and priced in a way that surprises buyers who've spent months shopping the better-known river and sound towns. Plymouth is a genuine 18th-century port town — the street grid, the historic district, the working waterfront are all real — at entry prices most of eastern North Carolina can't touch.

This site is built around a single brief — eight chapters, starting with The Plymouth Thesis — because Washington County doesn't need three separate guides; it needs one honest one. The buyers who call me about this county mostly want the same things: navigable water on a working budget, a historic house worth restoring, land and quiet in the south county around Lake Phelps and Creswell, or a low-basis property whose numbers actually work. I'm not going to oversell this market, and I'm not going to undersell it either. Washington County is a state-designated Tier 1 county — among North Carolina's most economically distressed — with a shrinking population, thin services, and a pulp mill as its economic anchor. It is also one of the last places on the East Coast's inner banks where a historic river town is still reachable on an ordinary budget.
